Thanks Kjell. But that won't happen. Next I get to mortar and rock the creek....Need someone that is good with stucco....Any volunteers?

Looks sturdy enough. Now, did you put your plans through the planning department, have both an architect and structural engineer sign off on the design, submit structural calculations, pull permits, file an EIR and does it meet ADA requirements? Did you pay your workers (you) prevailing wages and file workers comp and IRS paperwork? Was your Contractor (you) bonded and have proper insurance? I'm sure if I think some more I'll come up with more, but this is what comes to mind just off the top of my head.
